American Realty Advisors Buys Google's Chicago Headquarters

Orrick represented American Realty Advisors in connection with the $257 million acquisition of Chicago’s 1K Fulton building, which serves as Google’s Midwest headquarters, from Sterling Bay Companies.

American Realty Advisors views the acquisition as a “cornerstone asset” due to the property’s long-term leases with quality tenants, such as Google and the growing neighborhood prominence, with thriving restaurants, retails and vibrant nightlife. The 10-story, mixed-use building, located at 1000 West Fulton Market, is 97 percent occupied, largely by Google, which takes up 358,000 square feet of the property's 531,000 square feet. 1K Fulton also has ground-floor retail tenants, which include two restaurants.
